CBRE Global Investors, AM Real Estate Development (delegated developer)

Multi-tenant office building, restaurant, conference centre, retail, bicycle parking. Ca. 32.000 m² gfa

The large scale reorganization of the Utrecht station area has given the new World Trade Center a perfect chance for the development in this central node of Dutch public transportation.

This new location will form a logical addition to the existing WTC branches in Amsterdam and Schiphol airport. WTC Utrecht is the missing link in the Randstad Region and central Netherlands; the epic centre so to say of all Dutch World Trade Centers combined.

The new WTC will be an 18 story multi-tenant building of 72 meters high. It will connect to the street levels of the Jaarbeurs Square and the higher forum deck. One could compare this location in the Jaarbeurs Square and the station square area as a bridge pillar in a river: along all sides of the building a continuing movement takes place. It’s this flow that determines the building’s  shape and the rounded edges, as well as the plint’s programme. The first four levels encompass the grand entrance hall, the conference centre, the restaurant and grand-café, retail and the bicycle parking.  The dynamics caused by the interaction between all these functions set the tone and make the atmosphere.

The characteristic rounded edges give the WTC building its distinctive and distinguished look. Almost all the office floors have bigger or smaller balconies, integrated in the façade’s overall design language. The smart layout of the office floors enable the WTC to be adaptive to the expected diversity of future tenants and internal rehousing.  This forward-looking flexibility, in combination with the BREEAM-Excellent certificate, ensure that WTC Utrecht will belong to top segment of most sustainable office buildings in The Netherlands.
